Vacation rentals in Scottsdale are subject to the following short term rental regulations:

  • Hosts can offer all housing units and any accessory guest homes for rent as a unit. They cannot offer both for rent separately.
  • The City permits a maximum family size of 6 adults (and their dependent children) in all housing units. Housing units also include short term rentals.
  • Scottsdale has restricted non-residential uses, such as retail, restaurants, banquet spaces, event centers, and similar purposes. 

 

Requirements for Property Owners

 

  • State Requirements 

Arizona imposes a Transaction Privilege Sales Tax and a Transient Tax on all short term rentals. The State of Arizona Department of Revenue requires a Transaction Privilege Sales Tax License. Furthermore, on each driver’s license, hosts must ensure that Scottsdale (SC) is the region code.

  • County Requirements 

Prior to being occupied, all rental properties, including short term rentals, must file the information required by ARS 33-1902 with Maricopa County. 

  • City Requirements

In accordance with Section 18-150 of the City Code, the owner of a short term rental shall provide to the City of Scottsdale the name and contact information of a person designated as an emergency contact. Moreover, they must also provide contact information for the owner or owner’s designed to respond to complaints. 

  • Location Requirements

Report an Unregistered Property

If you know of a rental property that lacks contact information or is not registered with the county, report it to Code Enforcement Scottsdale. Doing so will enable the City to work with the property owner or agent to ensure the contact information is obtained in accordance with City Code.
